Palm Bay considers as assisted-living ing spot BY SUSANNE CERVENKA FLORIDA TODAY PALM BAY A Colorado developer wants to build an assisted-living facility with beds for patients with Alzheimer's disease and other memory disorders. But neighbors say the required zoning change doesn't fit and would set a precedent that could allow larger developments. Palm Bay City Council will hear both sides tonight as it considers the change and conditional use permit for the project. Buccaneer Development owants to build at Palm Bay, a 128-bed care facility, on a 6.5-acre lot between Malabar Road and Waterman Lane.

It also would have 48 beds for "memory care." It would include a fourstory building, as well as a one-story building with patio and gardens. A retention pond would separate the facility from homes to the south. The project would create 54 professional jobs, said What's next The Palm Bay City Council will meet at 6:30 tonight at 120 Malabar Road. For an agenda, follow the link at floridatoday.com. Lynn Deffenbaugh said he and other neighbors object to the zoning, not the project. "It's putting all of our residential properties at risk of denser properties than what the city committed to," he said. Explore Dial The city created a special district along Malabar Road to protect neighborhoods from heavy commercial development. Deffenbaugh said the city promised commercial development wouldn't be allowed farther than 300 feet from the road. The property has two classifications, the restricted commercial zoning along Malabar and residential zoning on the south part of the lot.

Deffenbaugh said the current zoning along Malabar Road allows for 25-foot-tall buildings, while the residential zoning allows for 35 feet. But Lawandales said the proposed facility wouldn't affect neighbors as much as other commercial projects allowed under current zoning. Studies by the project architect say residents wouldn't be able to see the four-story building from their homes.
